Land Logic introduces digital tool to simplify land buying in Vanuatu

Land Logic has launched Sabdivisen.com, a free digital platform designed to bring transparency, reliability, and financial empowerment to Vanuatu’s property market.
Developed and fully funded by Land Logic, the initiative was envisioned by Jeremy Dick, Director of Land Logic, with technical development led by software developer Michael Toohig.
“Our aim is simple — to empower local investors with accurate, verified information so they can make confident land purchase decisions,” said Dick. “You no longer need to search endlessly or rely on word-of-mouth. Just visit the website or install the app directly from your web browser, and all your land queries are answered there.”
Dick explained that the idea for Sabdivisen.com grew out of years of frustration over misleading land listings on social media — “beautiful pictures of sunsets and river flats that tell you nothing about where the land actually is or what condition it’s in.”
To address this, Sabdivisen.com prioritises transparency, using an interactive map interface that shows exactly where each property lies in relation to towns and infrastructure. It also displays price comparisons per square meter and total sale values for nearby developments, giving buyers a clear understanding of market value.
The platform, accessible in English, Bislama, and French,is available online and as an installable web app. Initial coverage includes Santo, Efate, and Tanna. Every listing features date-stamped drone imagery to verify the condition of the land and any promised infrastructure such as roads, drainage, and utilities. The data is updated monthly to keep pace with the fast-changing market.
Sabdivisen.com also introduces custom environmental and infrastructure quality scores, rating factors such as flood risk, street lighting, drainage, and road conditions from low to very high. Another feature is the Transit Score,which measures accessibility and commuting convenience within a development.
It assesses average bus distance to central hubs like the Port Vila Post Office, bus shelter quality, bus availability and frequency, peak wait times, and walking comfort, including lighting, potholes, and footpaths. These indicators help buyers assess not only land value but also lifestyle convenience and safety before making a purchase.
One of the most transformative aspects of the platform is its financial empowerment model, designed to help Ni-Vanuatu reduce reliance on rent and mortgages. “Many property owners are stuck paying both a land mortgage and rent at the same time — often around VT35,000 each — leaving little room to save for home construction,” Dick explained.
The system tracks land value appreciation, helping owners convert that growth into usable equity — the difference between a land’s market value and the remaining loan balance. This equity can then serve as the deposit for a construction loan, allowing homeowners to build with no money down.
To support smart financial planning, Sabdivisen.com includes integrated tools that calculate loan repayments using user-entered bank rates, compute all fees and deposit requirements, and help users create realistic savings plans.
Through the “Contact Us” feature, users can subscribe for updates, receive alerts on new land opportunities, and connect directly with financial institutions. Developers, from major investors to small subdivision owners, are also encouraged to list verified properties, creating a more trustworthy marketplace.
The innovation continues with Land Logic’s upcoming project, HaosBilda, set to launch in late 2025. The new system will extend the equity model into affordable, locally built homes. “HaosBilda will let property owners turn their land value into a home — spending less than they currently pay in rent and mortgage combined,” said Dick.
HaosBilda will feature an online design interface that allows users to plan cyclone-safe concrete homes, view instant cost calculations, and select local contractors for staged construction. The houses can be built progressively — adding rooms and features year by year as equity grows — with flexible options to adjust finishes or remove non-essential items to stay within budget. The core structure will be built by Vanuatu’s main building contractors to ensure quality and cost efficiency while supporting local employment.
“This is about keeping the money and the jobs in Vanuatu,” Dick said. “We’re using local builders, plumbers, and block layers instead of importing expensive housing packages. A new promotional video for HaosBilda is also coming soon.”
More than just a digital platform, Sabdivisen.com represents a vision for a fairer, more transparent property market — one that puts information, empowerment, and opportunity directly into the hands of Ni-Vanuatu.
